Making the decision to buy your new home is relatively straightforward, but then it is time to look at it in more detail.

The best way to reach an informed decision is to have a professional survey carried out.

The mortgage valuation is not a survey and it is not prepared for you - it is prepared for the Lender. Therefore it cannot be relied upon to answer questions which concern your personal interests.

Home Survey Report ( Level 2 )

This is a popular report in an easy to read format, which is suitable for most conventional houses, bungalows or flats built over the past hundred years or so that are in apparently reasonable condition.

It provides

a) general information on the overall condition of the property,
b) focuses the client's attention on defects that are considered to be of a significant or urgent nature and upon which the client may wish to obtain further information, such as quotations for repair.

Significant defects are those that might be taken into account in negotiating the sale and purchase price of the property.

Urgent defects are those that constitute a threat to the fabric of the building or that require attention to protect personal safety.

The report does not provide full diagnosis of defects, nor does it list minor matters.

Building Surveys ( Level 3 )

This report is suitable for all residential in any condition and provides a full picture of the construction and condition. Almost without exception the report is comprehensively illustrated with the photographs being supplied on CD.

It is likely to be needed for buildings that are unusual in construction, dilapidated, Listed buildings, or those that have been extensively altered or where major conversion or renovation is planned.

It includes technical information on construction and materials as well as details on the whole range of defects.

This is the most comprehensive form of survey and it enables the client to draw attention to any particular concerns prior to inspection.

Structure Only Survey

This is a shortened form of the Building Survey, but tends to be restricted to the main elements of the roof frame and covering, chimneys, rainwater goods, damp, external and internal walls, floors and timbers.

Problem Profile / Specific Defects / Diagnostic Advice

This form of survey is sometimes required following a mortgage valuation report that has raised concerns about a specific aspect of the property, which may require remedial work, such as movement, settlement or structural cracking.

Valuation

Valuations for acquisition, insurance, probate and tax purposes undertaken on most types of residential property.
